NOTICE OF PUBLIC HEARING

TAKE NOTICE that the Council of the City of Chilliwack will hold a Public Hearing, as noted above, on the following items:

1. ZONING BYLAW AMENDMENT BYLAW 2023, No. 5365 (RZ001626)

2. DEVELOPMENT VARIANCE PERMIT (DVP01373)

Location: 45905 Alexander Avenue

Applicant: Architecture Panel Inc.

Purpose: To rezone the subject property from an M1 (Light Industrial) Zone to an R5 (Low Rise Apartment) Zone to facilitate the construction of an apartment building, as shown on the map below.

A concurrent Development Variance Permit application has been submitted to vary the Zoning Bylaw standards with regards to parkade lot coverage, storage lockers, off-street loading, front lot line setback, and the stepping back requirements for the 4th and 5th storeys.

1. ZONING BYLAW AMENDMENT BYLAW 2023, No. 5364 (RZ001660)

Location: 45495 Luckakuck Way (a portion of)

Applicant: Neil Robertson

Purpose: To rezone a portion of the subject property from a C4 (Shopping Centre) Zone to a C2 (Local Commercial) Zone to facilitate a future subdivision and the construction of a new commercial building, as shown on the map below.

2. ZONING BYLAW AMENDMENT BYLAW 2023, No. 5368 (RZ001634)

3. DEVELOPMENT VARIANCE PERMIT (DVP01274)

Location: 45835 Spadina Avenue

Applicant: Station One Architects

Purpose: To amend the text of the R9 (Affordable Rental Housing) Zone to include a “club or lodge” as a permitted use and address site specific off-street parking requirements for the subject property; and further,

to rezone the property from a C3 (Town Centre Commercial) Zone to an R9 (Affordable Rental Housing) Zone to facilitate the construction of a new mixeduse building within the subject property, as shown on the map below.

A concurrent Development Variance Permit application has been submitted to vary Zoning Bylaw standards with regards to front lot line setbacks, common amenity areas, storage lockers, off-street parking, off-street loading, maneuvering aisles, landscaping, and screening.

1. ZONING BYLAW AMENDMENT BYLAW 2023, No. 5362 (RZ001710)

Location: 45151 Roseberry Road

Applicant: Mohit Kumar

Purpose: To rezone the subject property from an R1-A (Urban Residential) Zone to an R1-B (Urban Duplex Residential) Zone, to facilitate a future duplex development within the subject property, as shown on the map below.

Please review the instructions below in regards to the participation options for the Public Hearing:

1. Written submissions, including your full name and address, to the Legislative Services Department at 8550 Young Road, Chilliwack, BC V2P 8A4 or by email to clerks@chilliwack.com no later than 4:00 pm on Monday, November 20, 2023.

2. Participate in person at the City of Chilliwack, Council Chambers, located at 8550 Young Road, Chilliwack, BC.

All submissions will be recorded and form part of the official record of the meeting. The Council meeting will be broadcast live on the City of Chilliwack website via the following link: www.chilliwack.com/live for viewing by the public.

These proposed bylaws will be provided via email upon request between the hours of 8:30 am and 4:30 pm, Monday through Friday, excluding holidays, from Wednesday, November 8, 2023 to Tuesday, November 21, 2023, both inclusive, by the Planning Department at 604-793-2906 or planning@chilliwack.com.

Please note that no further information or submissions can be considered by Council after the conclusion of the Public Hearing.
